As an AirBnB/real owner, I can attest that AirBnB does collect and pay from our fee the required locality taxes. We follow the rule of full disclosure and social scrutiny which -- at times -- can be MUCH MUCH greater than anything imposed by governmental regulations. If my place isn't clean, one guest can affect all future business. They are *required* to review me and me them. This requirement does not exist for other business models. That social monitoring is extremely powerful in keeping everyone on their toes.

I think there is plenty of room for both business models. I cater to people who aren't interested in socializing or being served a fabulous breakfast. My guests are there for the recreation activities and want to get on with that business. My husband and I patronize both types; we are regular BnB visitors and AirBnB visitors.

I publish to guests whether I have safety devices in my home and that information is available for them to make a decision whether to book or not. I don't feed anyone so the health department is not involved.

The competition is there, yes, which causes all of us to be on the top of our game. I do agree with you on two points: 1) I question whether having my neighbor rent out their home would make me happy as a neighbor, and 2) AitBnB Hosts who are offering breakfast items could be skirting Health Dept regulations. In both of these objections, my situation is excempt. My home is in a neighborhood which defines uncontrolled and most residents are there for the same activity; i.e., fishing. And I don't provide food. If someone rents my home, they get the entire home ... washer and dryer, three bedrooms, two bathrooms, etc., etc, all at a competitive price to an BnB, but my guests wouldn't be interested in a BnB, so we are serving the public's needs.
